Annual income₩50,000,000
  • ₩300M mortgage payments (30 yrs 4.2%)₩17,604,61835.2%
  • ₩20M credit loan payments (treated as 5 yrs)₩4,695,8769.4%
  • Remaining income₩27,699,50655.4%

DSR = annual payments ÷ annual income = 44.6% → above the 40% bank limit, so more borrowing is difficult.

What is DSR?

DSR (debt service ratio) = annual principal & interest on all loans ÷ annual income × 100

When granting a new loan, lenders cap DSR at a certain ratio. Generally the limit is 40% for banks and 50% for non-bank lenders.

Stress DSR

To reflect the risk of rising rates, a set rate (the stress rate) is added to the actual rate when calculating payments for DSR. The add-on varies by loan type and period, so you can enter it yourself in the calculator.

Payment calculation by loan type (simplified)

  • Mortgage: principal and interest by actual term and repayment method
  • Credit loans · overdraft: balance treated as repaid over a set period (e.g. 5 years)
  • Jeonse loans: usually interest only
